4 Questions to Ask During a Home Inspection

The home inspection – whether you are the buyer or seller –  is one of the most important parts of the home buying process!

As a home buyer, you must remember that there is no such thing as a stupid question. Even though the home inspector will address red flags, it’s important to bring any questions that will help ease your mind and smooth out any bumps down the road.

Today we are sharing 4 questions you should always ask during the home inspection process.

“What does that mean?”

During the inspection, your home inspector will go through the entire property and check everything (literally everything) and point out issues to you that will have to be addressed before settlement.

If there is anything the inspector points out and you have the tiniest bit of hesitation, say something! It is part of their job and they are more than willing to go into greater detail as needed! It’s important to understand the issue(s) and why it matters!

“So…is this a big deal?”

So your inspector found problems — now what?

Take a deep breath!

Before jumping to the worst possible conclusion EVER, kindly ask the inspector whether they believe this is a big deal or not.

The majority of issues found in homes during an inspection are a lot more common than you think and are not deal-breakers!

And what if it is a major issue?!

This is the exact reason why you have a home inspection! You and your agent can work with the sellers to address the issue OR depending on your agreement, can walk away!

“What is the condition of the roof?”

It’s no secret that roof replacement can be costly. A new roof can cost over $10k (for what it’s worth, is one of the best ROI repairs you can make), but if you catch the problem early, you may only need to repair the shingles in question.

Ask your home inspector is about the condition of the roof, any concerns, and when they think it will likely need replacement.

This will help you as a new homeowner prepare for repair or replacement costs ahead of time rather than being caught off guard down the road.

“How is the drainage around the exterior of the home?”

When you find water pooling outside the home, it can be an indication of improper drainage which could lead to flooding and water damage within the home.

Psst: We’ve shared some great information about preventing water from sneaking into your home!

PRO TIP: In addition to asking about the drainage system around the exterior of the home, it is also useful to ask about how to best winterize the outdoor faucets. Home inspectors have tips and tricks for best practices in order to keep your home in tip-top condition.
